Solid wood exterior (mahogany, fiberglass wood-grain)
Common failureWood expansion in summer humidity causes door to swell and bind at the top corner. Fiberglass wood-grain cracks at the panel edge in freeze-thaw cycles.
Repair approachStrategic plane at the binding edge in summer. Fill and paint fiberglass panel cracks before they allow moisture intrusion into the door core.
French doors (interior and exterior)
Common failureAstragal seal between the two door panels fails allowing air and dust infiltration. Active leaf settles and door height drops, causing the latch to miss the strike plate.
Repair approachAdjust active leaf hinge depth. Replace astragal seal. Re-align strike plate after hinge adjustment is confirmed complete.
Solid-core interior (custom home standard)
Common failureSettles at the latch side corner causing latch to drag on the strike plate. Hinge screws strip in the jamb due to door weight.
Repair approachLong screw replacement in hinge to reach the stud behind the jamb. Adjust strike plate position after hinge repair.
Pocket doors (in open-plan Eagle homes)
Common failureRoller track wear causes the door to sag and drag on the floor. Soft-close mechanism loses tension over time.
Repair approachAdjust roller height via the adjustment bolt at the top of the door. Replace soft-close mechanism if adjustment does not restore function.
Bi-fold closet (in master suites)
Common failureTop pivot pin slips causing door to drop and drag. Bottom pivot bracket bends under the door weight.
Repair approachReplace pivot pin and bracket. Adjust top track for clearance from door face.
Sliding glass and multi-panel patio
Common failureRoller wear causes door to lift off the track or drag. Lock engagement fails when door is not perfectly in track alignment.
Repair approachReplace both rollers simultaneously. Adjust bottom track height. Re-align lock strike after roller height adjustment.
